Building e-ID

The law of Electronic Identity identifies as “Building Identity” the physical envelop with all the files concerning a building. This envelop is kept by your engineer, who issues the Building e-ID Certificate.

The Electronic ID concerns all the buildings of Greece, already constructed as well as those that will be erected in the future and is mandatory. Properties that do not have an Electronic Building Identity will not be able to be transferred. After the expiration of the deadlines (initial deadline of 5 years) all properties that have not made the appropriate arrangements, will be counted as arbitrary.

The Building e-ID concerns the whole building and the independent properties of the building horizontal or vertical, with different supporting documents for divided or undivided ownership.

The documents required for the issue of Electronic ID for an entire Building are:

a) the building permits.
b) the plans joints to the permit, as well as the study of disabled persons, if required. If any data of the building permit is not found in the records of the relevant service, a certificate of loss is submitted instead.
c) the building energy certificate.
d) the construction inspection certificate, if issued.
e) the inclusion in laws, suspending the sanctions on arbitrary buildings.
f) floor plans, which show the building in its actual condition, when it does not appear from the data of cases a`, b` and e`.
g) the static control report, which accompanies the application for inclusion in law 4178/2013 (A` 174) or the present (L.4495 / 17) or the static adequacy study, if required, in accordance with Article 99.
h) the property share tables or the study of distribution of costs of the building, if any.
i) the property title.
j) copy of cadastral sheet.

The documents required for the issue of Electronic ID for an Independent Divided Property:

a) the permit of the building in which the divided property is located, with its revisions.
b) the plans joints to the permit, as well as the study of disabled persons, if required. If any data of the building permit is not found in the records of the relevant service, a certificate of loss is submitted instead.
c) the energy certificate of the divided property.
d) the construction inspection certificate, if issued.
e) the inclusion in laws, suspending the sanctions on arbitrary buildings or divided property.
f) floor plans showing the divided property in its actual condition, where it does not appear from the details of cases a`, b` and e`, except for the common areas.
g) the static control report, which accompanies the application for inclusion in law 4178/2013 (A` 174) or the present (L.4495 / 17) or the static adequacy study, if required, in accordance with Article 99.
h) the property share tables or the study of distribution of costs of the building, if any.
i) the property title.
j) the title of the establishment of the horizontal / vertical properties, with the accompanying plans.
k) copy of cadastral sheet.
